Indianapolis Commercial Caulking Professionals
We offer several services for commercial property owners or property managers:
Good preventive maintenance on your property includes caulking and sealing so there is no penetration of the building envelope with air, moisture, or pests. Professional commercial caulking contractors like Indianapolis Caulking Pro can correctly seal your building so it is airtight and watertight. With the great variety of weather we experience in the Midwest and especially Indiana, this is imperative for the value of your property to be preserved. Modern caulks and sealants are extremely versatile products that can be applied to many different surface types. They not only protect your building but they also make it look better. It's most common for caulking and sealing for commercial buildings to be around decorative stonework, window sills, foundations, pool decks, brick work, and chimneys. In addition, commercial properties may need sealants around window perimeters, roofing terminations, expansion joints, butt-terminations, and window glazing.
- Exterior Cut-Out and Caulk
We can cut out old or poorly done caulk and replace it with commercial quality caulking around windows, doors, and other openings. Protecting the outer shell of your building keeps out moisture and pests. Proper maintenance requires regular replacement of material due to normal seasonal expansion and contraction. If the caulk is allowed to age too long, it will lose its elasticity. This can cause cracks and gaps that waste energy and increases the risk of damage to your property. - New Build Caulking & Waterproofing
Don't let your investment in a new property be ruined by hiring a less than qualified contractor to seal all joints and access points. We can work within your project's schedule and will meet or exceed all industry standards for safety and materials used. - Interior Caulking
Interior waterproof caulking done by a professional can have benefits both in the short term and long term. Not only does it extend the life of the property and keep moisture, dirt, and pests from coming in from outside but it also can help prevent mold, mildew, rust, and corrosion - which are caused by moisture entering spaces where it shouldn't belong.

What's the difference? Sealants versus Caulks
- Caulks are considered a lower performance or intermediate performance compound with a limited service life of about three to five years. Examples include: acrylic latex, butyl, butyl rubber, copolymers, putty, and more.
- Sealants are a higher performing compound that exhibit very low shrinkage, tremendous ability to withstand weather including UV resistance, and have much longer service life of 10-20 years.
- Movement capability - measures the movement of a sealant for extension and compression with pre-defined classes.
- Sealant hardness - measurement of the compounds resistance to a Durometer probe inserted into it. The scale is 0 to 100 and the lower the score, the softer the sealant.
- Tack free time
- Adhesion in peel
Typical Sealant Failures
Caulking and sealant failures can be simply due to the age of the product, because the wrong compound was used for the application, or because the compound was applied incorrectly. There are several ways to notice failure of your sealant:
- Loss of adhesion - You can see the compound pulling away from the surfaces it supposed to be adhering to. This can be caused by incorrect preparation of the surface, contamination of the compound, or improper installation.
- To fix loss of adhesion, the compound will need ground out, cleaned, primed, and correctly applied.
- Cohesion failure - you can see the compound splitting down the middle but still adhering to the surfaces it is joining. This can be caused by using a compound that wasn't sufficient for the movement or because the thickness of the sealant used was insufficient for the joint.
- To fix cohesive failure. it's imperative that the joint design is proper and the correct sealant is used. After removal of the old compound, correct installation by an experienced professional is required.
- Improper tooling - tooling gives the surface of the applied sealant a uniform and smooth appearance.
